Past the Median in Larkspur: What Q2 2026 Actually Tells Buyers

August 6, 2026

Larkspur shows up on the portals as a single big number. In Q2 2026 that number was $3,620,000, a 32.1% jump over Q2 2025 per BAREIS MLS. Read only that, and you get the wrong story about this market.

Two other numbers from the same quarter tell the real one. The average sale price slipped 2.2%. Total dollar volume held nearly flat, roughly $63.8 million against $65.3 million a year earlier, on exactly 20 closed single-family sales in each quarter. The mix of what sold changed. The market's total buying power did not.

Here is the claim worth holding onto for the rest of this post: in Larkspur right now, when a home goes into contract predicts its final price more reliably than the citywide median does. If you are comparing towns from a portal search, that is the mechanism you cannot see.

The dispersion is the story

Closed prices in Q2 2026 ranged from $697,500 to $5,600,000. Price per square foot ranged from $357.51 to $2,036.32. That is roughly an eight-times spread on the top-line number and nearly a six-times spread on a per-foot basis, in one town, in one quarter.

A citywide median cannot summarize that. What drives outcomes inside the spread is micro-location, condition, lot utility, and whether a home reads as turnkey or as a project. Two houses on the same street can print very different closings depending on which side of that read they land on.

What buyers should actually watch: days on market

Of the 20 Q2 2026 sales, 14 went into contract within 30 days. Those homes closed at 104.30% of original list. The middle tier, homes that took 31 to 60 days, closed at 101.17% of original list. That middle tier is the surprise. A year earlier the same band closed at 88.00%. The middle firmed up.

Past 60 days, the market behaves like a different market. The two Q2 listings that lingered settled at 92.49% and 70.53% of original list.

Days to contract Q2 2026 share Closed as % of original list
0 to 30 days 70% of sales 104.30%
31 to 60 days ~20% of sales 101.17%
Over 60 days ~10% of sales 92.49% and 70.53%

Read the table as a sorting rule. If a Larkspur home has been on market under three weeks and the comps support the ask, expect competition and a small premium. If it has crossed the 60-day mark, seller leverage is gone, and offers below asking are on the table with a straight face.

For sellers, the same table is a warning. The Q2 sprint band cooled slightly from Q2 2025's 108.23%, so the top of the bid curve is a little less generous than a year ago. The penalty for a slow launch, however, has not eased.

Where the dispersion comes from

Larkspur is small enough that people talk about it as one place, and varied enough that the sub-neighborhoods trade almost independently.

Baltimore Canyon and Madrone

The wooded canyons on the west side sit at the base of Mount Tamalpais, threaded with redwoods and the Dawn Falls Trail into the watershed. Housing stock runs from small early homes to custom builds, and pricing here usually starts well over $2 million. Buyers are paying for tree cover, quiet, and trailhead access. Turnkey premiums are largest in this band, because carrying a renovation project up a canyon road is harder than carrying one on flat ground.

Baltimore Park

A few blocks off Magnolia Avenue on flat former farmland, with early-1900s houses and lots that feel larger than most of what central Marin offers. When these homes change hands they pull the median up, because the combination of downtown proximity and real yard is rare in the city.

Downtown and Magnolia Avenue

The downtown historic district is on the National Register of Historic Places, anchored by the Lark Theater and a compact restaurant row. Homes near the corridor trade on walkability to coffee, dinner, and a Saturday film. Condition matters more than square footage in this pocket.

Larkspur Landing and Larkspur Marina

The bay-side district around the ferry terminal, the SMART station, and Marin Country Mart. Townhomes and condos dominate. This is the pocket where the commute case is strongest, and it is the entry point that keeps Larkspur reachable for a buyer priced out of a west-side house. Magnolia Village, the city's newest townhome community, adds new-construction inventory in a market where the median year built across all Q2 2026 activity was 1960.

Greenbrae edges

Some parts of the Greenbrae area sit inside Larkspur city limits and other parts sit in unincorporated Marin. Bon Air Shopping Center and MarinHealth Medical Center are the practical anchors. The overlap creates confusion for buyers, because a Larkspur mailing address does not guarantee a Larkspur school assignment in every case.

The commute variable no other Marin town offers

Larkspur is the only town in Marin with both a Golden Gate Ferry terminal and a SMART rail station. That is not a lifestyle bullet point. It is a pricing input for the Landing and Marina condos. Buyers who assign a real dollar value to a car-optional commute concentrate demand into a narrow band of inventory, which is one reason condo pricing at the Landing does not track the west-side house market cleanly.

What the median home actually is

The median property in play in Q2 2026 was a three-bedroom, three-bath house of about 2,132 square feet on roughly a fifth of an acre, built in 1960. A buyer looking at $3.6 million and expecting new-build finish, oversized lot, or wide view lines is going to be disappointed by most of the inventory at that price.

That is why genuinely new construction, like the Magnolia Village townhomes, commands a premium the raw median does not predict. If you want a new build in Larkspur, you are competing against a very small pool. If you want a mid-century house with room to renovate, you are the median buyer, and the days-on-market table above is the tool that tells you where to press.

Inventory context, briefly

As of an early-July 2026 count of BAREIS data, Larkspur had 7 active listings and 3 pending, roughly 35 properties in play citywide when recent closings are added in. That is a meaningful thaw from the roughly 10 total counted the prior winter. More choice, but still a thin market where a single unusual sale moves the top-line stats. Good reason to treat any quarterly median in Larkspur with a raised eyebrow.

Short FAQ

Why did the median jump 32.1% if the average fell? Different homes sold. The 20 Q2 2026 sales skewed toward higher-priced properties than the 20 Q2 2025 sales, which pulled the middle number up. Total dollars spent stayed close to flat, so this is not a story of prices rising across the board. It is a story of mix.

Is Larkspur a buyer's market or a seller's market right now? Both, depending on the listing. Sprint listings still get bid up. Listings past 60 days lose leverage quickly. The same quarter contained a sale at 104.30% of list and a sale at 70.53% of list.

Does a Larkspur address mean a Larkspur school assignment? Not always. Some homes in the Greenbrae section of Larkspur are assigned to the Kentfield School District rather than Larkspur-Corte Madera. Verify the assignment for the specific address before you write an offer.

Where do these numbers come from? BAREIS MLS closing data for single-family homes in Larkspur, Q2 2026, pulled in early July 2026. Same source for the Q2 2025 comparisons.

Working with these numbers

The portal median is a starting point, not an answer. If you are comparing Larkspur to Mill Valley or Corte Madera on the strength of one number, you are comparing three towns whose medians hide three different mixes of what actually traded. The exercise worth doing is address by address: which pocket, which condition, which days-on-market band.

That is the conversation worth having with buyers before writing an offer, and with sellers before setting a price. If you are working through it for a specific address in Larkspur, Marc Machado is happy to sit down with the numbers and the map. Reach Out Today.
